YOU, the Board of Directors and Appointed Committees:
The PVC Homeowner's association consists of all homeowners and a 3 member volunteer Board of Directors.
The Board of Directors are elected and consist of a President, a Secretary and a Treasurer.
Terms for board members are staggered as a 1-year, 2-year and 3-year term. These terms are not tied to a specific role.
The Board of Directors can appoint Committees to assist in the every day running of the community and they can hire an association manager such as our current one which is PAMco.
We currently have 2 appointed committees: The Architectural Control Committee (ACC) and the Social Committee.
Architectural Control Committee:
The Architectural Control Committee is separate from the Board of Directors and is responsible for overseeing exterior modifications, alterations, or additions to a property. The main responsibility of the ACC is to review plans and specifications for proposed improvements or changes to a homeowner’s property. They then approve or deny the requests based on the guidelines found in the By-Laws and Policies of the community. The volunteers on the ACC Committee hold regular meetings to review homeowner requests and discuss any current architectural or maintenance problems. The ACC Committee also maintains a public email address to help homeowner's with any questions they might have regarding an upcoming project or possible change.
Social Committee:
The Social committee advises the Board, creates and provides social and recreational events which are geared to the interests and needs of the community. These include Ice Cream socials, Holiday events, Movie nights, Provides Snacks/Food for Volunteer Events and Community Wide Meetings etc.
What Being a Condominium Property Really Means:
A condominium is a large property complex comprised of individually owned units and in our case some common elements that are shared by all as mentioned above in the Who We Are section. By purchasing a property in PVC, the homeowner agrees that they and any tenants will abide by the By-Laws and Policies set forth in the governing documents of the HOA. This also includes paying HOA Dues each month that are used to maintain and improve the neighborhood. Below are many examples of the expenses that HOA dues are used for in our community:
Electricity for the Street Lights, Pool, Pool house, etc.
Water for the Pool, Pool house and Irrigation of all common areas
Gate Security of the Pool area
Maintenance of the Pool house, Pool and other common element buildings
Maintenance of Streets/Parking areas and painting of parking space stripes, stop stripes and all road signage throughout the neighborhood
Landscaping and maintenance of all Common greenspaces/areas including irrigation.
Property Insurance
Shared Amenity Maintenance (Villas Pool and Townhomes Amenities Center)
Association Manager fees
Mailout and other paperwork/office type fees
Maintenance of sidewalks and curbs
Legal fees as needed
Pond Maintenance
Dog Waste station maintenance
Playground maintenance

Required Savings (Reserve Fund)
And more (Yearly budgets and financials are available upon request to the Association Manager)
